Choosing to construct a concrete parking lot can be a sound decision for California businesses. However, it is important to work with a well-experienced contractor who has the proper equipment, knowledge, and team to ensure that your new parking lot lives up to your expectations.
How Are Concrete Parking Lots Constructed?
Concrete parking lots are comprised of three critical layers, which are the subgrade, the base, and the concrete. Each of these layers must be carefully constructed if the results are to be stable, durable, and attractive.
1. The subgrade is the ground underneath the parking lot. We must evaluate the soil to determine its characteristics so that any issues can be addressed. For example, soils with a lot of clay can swell or shrink when moisture levels fluctuate, and soils with a high content of fine sand can have problems bearing heavy loads. After we complete our evaluation, we will compact or amend the soil
2. The base plays an important role in distributing loads evenly. Therefore, if the subgrade consists of a soil with limited load-bearing capabilities, we will need to build a thicker, stronger base.
3. Prior to pouring the concrete layer, our team will construct the forms. Typically, rebar will be placed inside these forms shortly before the concrete is poured. After pouring, the concrete is smoothed, and the curing process begins.
What Questions Will a Contractor Ask Before Preparing a Quote to Construct a Concrete Parking Lot?
To prepare an accurate quote, the first thing that we must determine is the necessary concrete thickness. The second category of questions will typically involve additional features that may be desired. Here are some examples of the questions we might ask.
1. Will traffic in your parking lot consist of passenger vehicles, heavy trucks, or both?
2. What volume of traffic is expected for each category?
3. Will heavy trucks be routed around the areas reserved for passenger vehicles?
4. Do you want to install curbing as part of the scope of the job?
5. Do you plan to install landscaping islands, cart corrals, lighting, ADA ramps, or other features that could impact your parking lot design?
